1. Who operates this site

This website is owned and operated by Perfect Neighbourhood LLP, a RERA-registered real estate advisory and authorised channel partner based in Bengaluru, Karnataka, K-RERA agent registration PRM/KA/RERA/1251/446/AG/240628/004925.

This is not the official website of The House of Abhinandan Lodha. It is a marketing page operated by an authorised channel partner. The House of Abhinandan Lodha does not own, run or endorse this website, and is not responsible for its content.

2. What this site is for

The site exists to share preliminary information about The Sarayu at Ayodhya, and to let you request the price sheet, plot layouts, master plan and a site visit. It is an invitation to enquire. It is not an offer, an allotment, a reservation or a contract of any kind.

3. Information is indicative

• Prices, plot sizes, layouts, specifications, amenities, approvals and possession dates are as understood by us at the time of publication and can change at the developer's discretion.
• Prices shown are all-inclusive as quoted by the developer and are subject to revision and to availability. Registration, stamp duty and applicable statutory charges are as per prevailing rates.
• All images, renders, plans and layouts are artistic impressions, not photographs of a completed development.
• Infrastructure figures cited on this site are publicly announced government allocations. They are stated for context only and are not a forecast of returns.
• Nothing here overrides the developer's sanctioned plans, the UP RERA registration or the agreement for sale, and where they differ, those documents prevail.

Verify everything with the developer before you pay anything. Check the UP RERA registration, the sanctioned layout, the title documents and the agreement for sale independently, and take your own legal and financial advice.

4. No investment advice

Nothing on this website is investment advice, and no return is promised or implied. Real estate carries risk, prices can fall as well as rise, and past appreciation in Ayodhya or anywhere else does not guarantee future returns. Any decision to buy is yours alone, taken on your own assessment and advice.

5. Enquiries and how we contact you

When you submit an enquiry you confirm that the details are yours and accurate, and you authorise us and our representatives to contact you by call, SMS, email or WhatsApp about this project — including on a number registered under the DND or NCPR registry. You can withdraw that authorisation at any time by writing to lead@sarayuayodhyaproject.com.

With your consent we may register you as our client with the developer so that your enquiry is attributed to us. Our brokerage, where any is payable, is paid by the developer, not by you, unless we agree something different with you in writing.

6. NRI and overseas buyers

NRIs and OCI cardholders may purchase residential plots in India under the Reserve Bank of India's general permission, subject to prevailing banking, remittance and documentation requirements. We can guide you through the process, but we are not tax or foreign-exchange advisers. Take your own advice in your country of residence before remitting any funds.

7. No payment to us

We do not collect booking amounts, tokens or any payment towards the property on this website or otherwise. All payments go directly to the developer through their official channels, against their official receipts. 8. Intellectual property

"The House of Abhinandan Lodha", "HoABL", "The Sarayu", "The Leela" and the associated marks and logos belong to their respective owners. They appear here only to identify the project we market as an authorised channel partner. We claim no rights in them. Campaign creatives and video used on this site are supplied by the developer for channel-partner marketing. The layout, written copy and design of this website belong to Perfect Neighbourhood LLP and may not be copied without written permission.

9. Third-party links

Where we link out to another website, we do not control it and are not responsible for its content or its privacy practices.

10. Availability of the site

We try to keep the site available and accurate, but we do not guarantee uninterrupted access or that every detail is free of error. We may change, suspend or withdraw any part of it without notice.

11. Limitation of liability

To the extent the law allows, Perfect Neighbourhood LLP is not liable for any indirect or consequential loss arising from your use of this website or from reliance on information published here. Nothing in these terms limits liability that cannot lawfully be limited, including for fraud.

How we handle your personal data is set out in our Privacy Policy, which forms part of these terms.

13. Governing law

These terms are governed by the laws of India. The courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute arising from them.

We may revise these terms from time to time. The version on this page, with the date at the top, is the one that applies.
